Greater Hockessin Area Development Land Use Chairman Mark Blake routinely offers monthly updates on development projects in and around Hockessin. Here is the latest on some of the bigger projects in the area, culled from Blake’s monthly report, which was presented at Monday’s GHADA meeting at Hockessin Memorial Hall.
n Traditions at Pike Creek (Limestone and Paper Mill roads)
GHADA and builder Ryan Homes have agreed to tweak previously codified deed restrictions so that shutters are no longer required on the rear windows of the newly-built homes. In their place, Ryan will use wider Fascia boards around all rear and side windows and doors. Front windows will still have shutters. In addition, a three-foot stone water table base will be installed on all units visible from Paper Mill Road.
n Walker Farm (1080 Old Lancaster Pike)
A prospective builder is being courted for this development. GHADA’s Land Use Focus Group previously met with the developer and the Charter Oaks community to forge deed restrictions governing landscaping and drainage design once construction begins.
n Limestone Crossing (Limestone Road across from Lantana Square)
Framework construction on this commercial/office location is expected to be completed by year’s end. Eventually, an access road will link the new building with the existing WSFS Bank and the Hockessin Business Center. Once construction is completed, several access points to the properties will be closed and ultimately two entry points will be available to traffic.
n Westhampton (McKennans Church Road)
GHADA has formed a focus group to facilitate conversations between the builder, Blenheim Homes, and neighboring communities about this 105-unit (townhomes and duplexes) community planned for 42 acres just north of McKean High School.
